Beau first approached me and a couple of surrounding property owners nearly 3 years prior to actually closing on a substantially valuable land assemblage directly across the street from the University of Florida (UF). I have owned this prime developable acreage by UF for many years. It is blessed with intense zoning allowances for multifamily and commercial. There were a couple of early interested parties in the assemblage but they didn’t work out. Then, Beau brought to us a group out of Miami that later teamed up with a major development partner out of Salt Lake City. This was an extremely complicated deal with 5 different parcels, 4 owners, and a myriad of development approvals that equaled a roller coaster ride like no other.


I firmly believe that Beau is the reason we were able to keep that many people and dynamics intact over a 2+ year contract period that resulted in a very successful closing for all those involved. Beau maintained such a cool demeanor the entire time, despite a number of challenges that arose along the way. He consistently looked for and found ways to solve problems and keep the principals focused on advancing the ball to the end zone. This transaction would have died two or three different times if not for Beau, but with Beau utilizing all of his knowledge and skills with a little luck, I was able to have a healthy sale event for my business and my family. Initially we all hoped all 9 assets would be sold as a portfolio, but this process started in 2023 when interest rates and insurance were still afflicting the market. We pivoted and began selling each asset individually through Beau’s guidance. One by one he marketed each asset, qualified literally dozens of buyers, performed countless showings, inspections, and negotiations. With that many units we had our share of surprising twists and turns, but we got through it as a team. We couldn’t have done it without Beau. He always answered our calls, emails and texts, and always had our best interest in mind. It will actually be weird not talking to him every day now that the portfolio is sold.

I own a real estate brokerage that is focused on a different asset class than multifamily. My business partner and I bought an apartment deal a little over a year ago. We added substantial value to the project and decided to harvest that value. We knew Beau was the best at this craft and hired him to market the project for sale. Even though the asset was in a tertiary market, Beau was still able to procure a half dozen offers fairly quickly. Procuring offers though is only half the battle. You hire a good broker to help you determine WHICH buyer has the financial and experiential ability to close and how to get the most out of that buyer during negotiations. We knew Beau could help with that. Coincidentally he was able to select a buyer that my firm already managed an asset for nearby in the market. Beau was able to help negotiate a deal while keeping the peace between parties who already knew each other. A lot of brokers would’ve just suggested the highest offer but Beau had deep knowledge of each buyer and probably steered us clear of investors that wouldn’t have gone the distance and wasted everyone’s time. I’d recommend listing your multifamily asset with Beau if you want the job done right the first time

Beau Beery of the CRE Pro Team brought me a 1031 buyer from Colorado wanting to invest away from the already out of control pricing in his area. Despite a series of challenges during the deal, including a recent switch in property management, the lease up period in the year, and securing a lender willing to lend on recent financials instead of historical financials, Beau was able to keep the parties calm, focused, and got us to closing. After 9 addendums, including three closing date changes and several deal breaker issues that arose two days before closing, I'm glad I had Beau on the job to bring a win-win to both parties.
